Full description: 

The site is located at the south-east edge of Oban, west of the primary transport corridor of Soroba Road and set between a predominantly light industrial / commercial area and small residential properties. 
 
The subjects comprise a largely surfaced yard extending to 0.499 Ha (1.23 acres) along with a single storey light industrial unit of steel frame construction having lighting and power, roller shutter access and eaves height of 3.25 m. Gross internal area extends to 96.83 sq.m.
 
The subjects also include a welfare unit of steel frame construction extending to 70.20 sq.m. and providing changing room, locker room, canteen and wc with shower. 
 

ACCESS

The subjects are bounded on the west by the un-adopted Millpark service road, on the north by other premises owned and leased by the Council, on the east by a public footpath and on the south by a car park owned and utilised by Argyll and Bute Council.
 
Access to the subjects must be taken from the Millpark service road. It should be noted that a formal application should be made to the Council for a road opening permit and that the proposed access should built to the required standards for industrial and/or commercial use. 

SITE CONDITION

Please note the subjects will be accepted in their current condition.  
The subjects being offered for lease are as shown outlined in red on the plan.  The lease will be on a tenant’s full repairing and insuring basis and offers in excess of £24,500 per annum are sought.

The current Rateable Value of the subjects is £30,000 as at 1st April 2023 however it should be noted that this includes the reserved car parking area to the immediate south of the subjects now being retained by the Council and will require a re-assessment.
