Lochend Affordable Housing

Winner of the Sustainable Design Category

Affordable housing at Lochend, designed by Architecto for the Mount Stuart Trust, has been shortlisted in the sustainable design category. The redevelopment of a derelict farm steading provides dwellings for ten households, with common ground for community building and outdoor living. The dwellings are starter homes available for private rent, set at an affordable level with the integral low energy design strategy keeping utilities bills to a minimum. To achieve this, the dwellings have been designed to the Passivhaus Standard Low Energy standard, using SIP construction.

A ‘fabric first’ approach was taken to ensure a sustainable build. The renewable energy strategy includes biomass stoves and solar photovoltaic panels, with a mechanical heat recovery ventilation system to control heat loss. Private gardens are provided, along with communal spaces and play areas to allow the residents to share space. As part of the Sustainable Living approach, an area of ground has been set aside for an organic orchard and allotments to allow the development to take a further step towards self-sustaining, sustainable living, and to assist with the development of the community aspect to the proposal. Space standards meet the requirements of Housing for Varying Needs.
